How buying works here

Four steps, in order, with no surprises in the middle. Your agent explains each one before you sign anything.

1 · Talk first

A call about what you want, what you can carry monthly, and which neighborhoods actually fit. No tour yet.

2 · Get pre-approved

A lender letter turns your offer from a hope into a contender. We will introduce you to two or three and you pick.

3 · Sign a buyer agreement

Required in writing before we tour a home. It states what we do for you and how we are paid, in plain terms, and it is negotiable.

4 · Tour, offer, close

We walk the houses, write the offer, negotiate repairs after inspection, and stay with you to the closing table.

What buyers ask

Do I have to sign something before you show me a house?

Yes. Since August 2024 a written buyer agreement is required before touring. It sets out our services and our compensation, and you decide the terms with us before signing.

How is my agent paid?

Buyer-side compensation is negotiated, not fixed, and it may be paid by you, by the seller, or split. We put the number in writing before you tour, and we walk you through every line.

How much do I need for a down payment?

It depends on the loan. Ask us and we will introduce you to lenders who will tell you a real number for your situation, not a rule of thumb.

What happens after my offer is accepted?

Inspection, appraisal, and the lender’s underwriting, in that order. We track the dates so nothing lapses, and we renegotiate if the inspection turns something up.
